Accurate enough to decide whether to drive to a viewing, and nowhere near accurate enough to offer on. Rates per square metre ignore everything that actually drives cost — the roof, the wiring, the drains, the thing behind the boarded-up wall.

The EPC register publishes it for most UK homes, free. Failing that, the lease plan, the sale particulars, or a tape measure and ten minutes.
